All Home Meters, LLC wants to advise about the possible Building and Zoning violations and mayor repairs before submitting the "Disclosure of Findings Report for Certificate of Use" to Miami Dade Planning and Zoning.
Sellers, Banks, Asset Management Companies, Real Estate Agents will be able to correct the possible violations with qualified contractors and with the required permits and inspections before the violations be enforced.
Our Company will offer a choice of Inspection; you will have the option of choosing a Certificate of Use draft report (including floor plan, site plan or survey) to determine existing violations and repairs needed on the property to comply with Building and Zoning codes. Certified copies from Microfilm Section of Miami Dade Building Department will be provided when necessary.
The draft may point out and put the property in better selling condition by making repairs and corrections before a Certificate of Use report is completed and ready to be submitted to Planning and Zoning.
If corrections cannot be finished in less than 15 days, a fee of will be charged for the Draft Report, and initial invoice will be sent to be paid within 45 days, this amount will be deducted from the total price of the complete Certificate of Use Inspection. There will be an additional re-inspection fee if the engineer needs to return to re-inspect the property after repairs and corrections are completed.
Our price to obtain Certificate of Use on a foreclosed property due to Ordinance 08-133 (Unincorporated Miami Dade) and Ordinance 2009-15 (City of Doral) is a flat fee, everything included, for any property regardless the type, size or location, with payments within 45 days from the date of the invoice.
Upon request, plans, designs, contractor administration and project management will be provided through our professional consultants, to solve issues like: Unsafe Structures, Illegal Additions, Building and Zoning code violations, Open Permits, Zoning Improvement Permits (ZIP), Zoning Hearings, Appraisals, Property Boundary Surveys, FEMA Flood Elevation Certificates, etc.
